We focus on urban communities that have been left behind post industry. We invest in real estate with the greatest potential for transformational renewal.


Acquisitions

The first step to working at improving communities is to acquire a position to demonstrate commitment.

The following outlines some of the philosophy behind what real estate we look to acquire.

Preferred dwellings

We know that we have the greatest impact in urban areas in the following assets:

  • Single family homes ("SFH") and multifamily homes ("MFH")
  • Section 8 and low income private tenanted areas
  • Houses in poor to fair condition requiring refurbishment
  • Maximum 3 bedrooms, or 3 per dwelling in MFH

Proximity

We're targeting inner city urban areas. Growing central urban areas radiate growth outwards. We look for:

  • Communities less than 10 miles from the urban center
  • Proximity to schools and education facilities
  • Support for both the young and elderly
  • Proximity to long distance transport: airports and heavy rail

Infrastructure

We are looking at areas with poor or no infrastructure in place, these present the greatest opportunity.

  • Typically there is little to no public transport
  • Most people use their car to commute
  • There is open space for the development of infrastructure
  • There are obvious city landmarks to attempt to connect


Property management

Property management is about finding the right fit between Magnetite Capital and tenants.

We're looking for people who will stay in properties for the longer term so that we can help build a community around them.

Finding the right tenants

We always look to find the right tenants to work with. We have a long time view with respect to putting people into our property.

We're happy to make a fair return, and support individuals who need a firm foundation.

Being a good landlord

We believe in being a good landlord. To us this means the following:

  • Responding on time
  • Fixing things on time
  • Improving without asking
  • Always honing rent
  • Supporting the community


Infrastructure

We look to invest in areas where there is infrastructure lacking.

This gives us the opportunity to work with people, policy and partnerships to put in place new infrastructure for the benefit of the community.

Where we are considering infrastructure projects we aim to prepare white papers to present to the relevant city and state authorities for consideration.

Areas of interest

Whilst we would love to work everywhere, we simply don't have the resources to do so yet.

With that in mind the following are the cities that we're activly examining potential acquisitions, and as such infrastructure in the following cities:

  • Birmingham, AL
  • St. Louis, MO
  • Pittsburgh, PA
